What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Challenging property taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more square footage than you have! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A measurement service will ensure that you're paid a fair price for your property. Square footage is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of potential buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To make sure that your client's property sells at a price that properly reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested because they can view the layout and characteristics of the home before and after touring.
